Financing a Manufactured Home in Ramona, CA background

Financing a Manufactured Home in Ramona, CA

Buying a manufactured home in Ramona? How financing works for homes in a community or on your own land, FHA Title I basics, and questions for lenders.

10/26/2026

If you're shopping for a manufactured home in Ramona, figuring out how to pay for it can feel more confusing than picking the floor plan. Manufactured homes can be financed a few different ways, and the right one depends on where the home will sit and how it's titled. This guide from TLC Manufactured Homes in Poway explains the main loan types Ramona buyers run into, what changes when a home is in a community versus on your own land, and the questions to ask before you apply. We won't quote rates. Those come from your lender, and they change.

Start with where the home will sit

The biggest factor in manufactured home financing is location: is the home going into a community, where you rent the space, or onto land you own?

If you're buying in a community, you're usually financing the home by itself. If you're placing a home on your own property, you may be able to finance the home and land together, depending on how the home is installed and recorded.

TLC can help with both. We sell new homes ready for immediate move-in, custom-order homes, and homes in communities across San Diego County, and we also list empty lots in communities. Browse our listings and communities to see what's available.

How California titles a manufactured home

In California, the Department of Housing and Community Development (HCD) handles registration and titling for manufactured homes. HCD provides title and registration documents for new and resold manufactured homes and keeps the records that establish who owns them.

That matters for financing. HCD notes that once a manufactured home is installed on a permanent foundation, it is no longer registered by HCD. In practice, a home that stays registered with HCD is often financed with a loan on the home alone, sometimes called a chattel or personal property loan, while a home on a permanent foundation on land you own may qualify for financing tied to the land. Talk with your lender about which applies to the home you're considering.

Loan types to ask about

Here are the main options Ramona buyers should know about. Not every lender offers every one, so ask early.

  • Home-only loans. Common for homes in communities, where you own the home but not the land beneath it. Terms and requirements vary by lender.
  • FHA Title I. HUD's Title I program insures loans made by private lenders for the purchase or refinancing of a new or used manufactured home. The home must be your principal residence, and HUD lists a maximum term of 20 years and 32 days for a single-unit manufactured home loan. The interest rate is set between you and the lender, and borrowers pay an upfront premium and an annual premium.
  • Home-and-land financing. If you own land, or are buying it, ask lenders whether programs like conventional, FHA, VA or USDA loans fit your situation and what foundation and installation requirements they have.
  • Cash or a trade-in. Some buyers pay cash. If you already own an older mobile home, TLC offers trade-in options to help you upgrade, and we offer cash payments for older mobile homes.

Questions to ask any lender

Before you commit, get clear answers to these: Do you lend on manufactured homes in communities, on private land, or both? What age and size requirements does the home have to meet? What down payment do you need? Are there foundation or installation requirements? What fees are involved at closing? How long does approval usually take?

Get quotes from more than one lender and compare the full cost, not just the monthly payment.

Pick the home, then match the loan

Financing is easier when you know the kind of home you want. If you're thinking about a new home on your own land in Ramona, a floor plan like the Canyon Lake 24443X is a good example to price out with a lender. It's a 3-bedroom, 2-bath home with 1,026 square feet at 23'4" x 44', built by Cavco Riverside (Fleetwood). You can browse all homes, from single wides to triple wides, and narrow down the size you need before you apply.

If you'd rather live in a community, look at the listings first, then ask the lender whether they finance homes in that particular community.

Selling an older home first?

If you already own an older mobile home, TLC can list and sell it for you, take it as a trade-in, or make a cash offer. Freeing up that equity can change what you need to borrow.
